You can either enter your details into a portal such as Rightmove.co.uk, or alternatively speak to our team so we can obtain a better understating of your requirements and keep you directly informed of new properties.
We will always try our very best to offer you a viewing of a property at a time that suits you. We conduct viewings seven days per week.
Please do feel free to discuss proposed terms that might not be as advertised, such as longer term tenancies or lump sum payments. We can not make such decisions for our landlords but will happily discuss any proposal.
Tenant Referencing & Fees
We use a Worcester based referencing firm who are efficient and friendly to work with. Their costs, which are currently passed on to the tenant, are very competitive. The tenant referencing costs are: –
- If the property is to be rented by a single tenant then the application cost will be £45.
- If the property is to be rented by a couple with one tenant covering the full rent then the cost will be £60.
- If the property is to be rented out by a couple that are sharing the rent then the cost of the application will be £80.
- If the property is to be rented out by multiple tenants (not a couple) then you will need to ask the Agents to confirm what the total application cost will be.
In addition to the above referencing fee there is a tenancy set up fee which we only charge once the referencing had been successful and all parties agree to enter a tenancy. Our current set up fee is £120 (£100+VAT).
Right to Rent Legislation
Section 22 of the Immigration Act 2014, the Right to Rent Scheme, requires any person who rents private property in England to formally identify themselves with the letting agent/landlord prior to the commencement of the tenancy. We will need to take a copy of your identification such as a passport and or driving licence.
Almost all of the tenancy agreements put in place will follow the template provided by the Royal Institution of Chartered Surveyors (RICS) and tenants can be assured that the agreement is professionally drafted.
Where we are managing the tenancy we will make regular (usually every six months) visits to the property. These visits are for the mutual benefit of both landlord and tenant and will give tenants the chance to raise any concerns.

Free Tenancy Renewals
Where we are managing the tenancy the tenant will not be charged for a tenancy renewal.
A deposit that is usually equal to one and a half months rent will be taken and held in our dedicated clients’ deposit account. Your deposit will be registered with The Tenancy Deposit Scheme (TDS).
Tenants will be provided with a detailed inventory which is made up of both text and photographs at the commencement of the tenancy. It is essential that this is carefully checked, signed and returned to the agent.
Where required by law you will be provided with gas or electrical safety certificates.
Utilities & Council Tax
We will inform the current suppliers and the relevant local authority of incoming tenant’s names and tenancy start date.
