We offer a professional and friendly letting and management service to our clients, many of whom have worked with us for decades. We currently let and manage an extensive range of town, city and rural properties, but have the capacity within the office to manage considerably more properties and are keen to work with new clients.

Richard Banks runs the lettings department and is a Member of the Association of Residential Letting Agents (ARLA).

Residential Landlords

We offer our landlords a tailored service to fit their requirements, combined with flexible fee structures.

We can provide landlords with a Let-Only service to a Fully Managed service at competitive rates.

We carry out extensive tenant assessments on all new residential tenants, organise the issuing of high quality inventories from an independent inventory provider and ensure the smooth management of the letting process.

With regular changes to legislation relating to residential lettings we can provide landlords with the peace of mind that their property is being properly managed.

Carefully assess the market rental value and advise on marketing strategy
Produce detailed letting particulars
Organise an Energy Performance Certificate if required (chargeable by 3rd party)
Advertise in local printed press
Advertise on rightmove.co.uk and primelocation.com
Provide a To Let board
Accompany viewings seven days per week
Negotiate terms and advise on prospective tenant suitability
Arrange professional and extensive referencing
Prepare a tenancy agreement adding specific terms – Royal Institution of Chartered Surveyors template used
Arranging the inventory / record of condition prior to the tenancy commencement (chargeable by 3rd party)
Collection of initial rent and security deposit
Hold deposit for the tenancy duration and register the deposit with the Tenancy Deposit Scheme
Hand over keys, tenancy paperwork and inventory to tenants at the start date
Transfer of council tax and utilities
Collection of all further rents
Carrying out regular inspections
Arranging repairs and maintenance
Arranging gas safety inspections (where required)
Arranging payment of contractors invoices
Issue monthly statements detailing income, property expenditure and agent’s fees
Key holding service
Rent reviews and negotiations
Renewal of paperwork
Arrange property insurance and liaise with insures on all matters (if requested)
Handling end of tenancy matters including inspection and release of deposit less any deductions
Management of the property during vacancies
